Tiles, although not strictly paving are often used on level thresholds, often with bifold doors, where the inside travels seamlessly outside, which creates an aesthetically pleasing result.
For external applications, porcelain tiles often 10mm thick should meet the UK minimum slip resistance of R11 and have same properties as porcelain paving.
Sub-Base and Structural Base Requirements
Outdoor tiles must be laid on a rigid, stable base. Unlike internal installations, external tiling is exposed to:
- Freeze–thaw cycling
- Thermal expansion and contraction
- Ground moisture movement
- Live loading
A minimum 100 mm C30 reinforced concrete slab is typically recommended for domestic patios and terraces.
Concrete curing time is generally 4–6 weeks before slab is ready for tiling . Rapid systems or decoupling membranes may reduce this time where specified by the manufacturer.
Typical External Base Construction (Patio Application)
- Excavate to a minimum depth of 225 mm (or as required by design).
- Ensure the subgrade is excavated to the same fall as the finished surface (minimum 1:60 / 1.7% away from buildings).
- Compact subgrade thoroughly.
- Install a non-woven geotextile separation membrane.
- Install 100 mm compacted MOT Type 1 (or thickness as required by subgrade condition).
- Install 100 mm C30 reinforced concrete slab with a minimum A142 mesh reinforcement.
- Compact concrete using vibrating poker; finish to a flat, ruled surface maintaining fall.
- Mechanically remove any laitance if present.
- Ensure surface is clean, dust-free, and structurally sound.
Once fully cured:
- Apply liquid DPM if required by design
- Prime the surface
Important Concrete Detailing
Concrete slabs must not be bonded/in contact with the dwelling.
Maintain a minimum 10 mm separation gap to allow independent movement.
- On larger areas, provide expansion joints at 4–6 metre centres in both directions, filled with compressible filler and flexible external-grade sealant. This
- Within 24 hours of pouring, cut contraction joints approximately 20 mm deep where tile joints will align.
- Movement joints must continue through the tile layer and be filled with flexible silicone or polyurethane sealant.
Materials Specification (External Use)
- Adhesive – Cement-based, polymer-modified, frost-resistant, classified C2 S1 (minimum). For heavy-duty or thermal movement areas, S2 may be specified.
- Grout – Flexible, frost-resistant, cement-based, classified CG2.
- Movement joint sealant – External-grade polyurethane or neutral-cure silicone.
- Optional impregnating sealer – For stain reduction (not structurally necessary).
All materials must be rated for external use and frost exposure.
Tools & Equipment Required
- Mixing paddle and buckets
- Spirit level and 2 m straight edge
- Notched trowel (10–12 mm minimum for external work)
- Rubber mallet and or tile vibrator
- Tile spacers (5–10 mm recommended externally)
- Washboy and sponge
- Diamond blade tile cutter
- Polishing tool for chipped edges
Substrate Preparation
- Verify concrete base is structurally sound, fully cured, and falls a minimum of 1:60 away from the building.
- Ensure the surface flatness of the slab is within tolerance, which is generally(±3 mm over 2 m)
- Ensure surface is dry, frost-free, and free from contamination.
- Confirm movement joints are in place and correctly positioned.
Setting Out
- Establish datum levels and confirm final finished heights.
- Determine laying pattern (stack bond, 1/3 offset, etc.).
- Dry-lay tiles to confirm layout and minimise small edge cuts.
- Ensure perimeter cuts are ideally no less than half a tile width.
- Install string lines both longitudinally and perpendicular to maintain alignment.
Tile Tolerance Checks
Before fixing:
- Measure tiles corner-to-corner to assess dimensional consistency.
- Lay tiles face-to-face to assess convexity.
- To check concavity, place a straight edge across the surface and check for central gaps.
Understanding tile tolerances helps control lippage during installation.
Fixing Tiles (External Method)
- Mix adhesive strictly to manufacturer’s instructions.
- Apply adhesive to the slab using a notched trowel; ribs should run in one direction.
- Back-butter each tile to ensure 100% coverage (critical for external tiling).
- Lay tile using a slight sliding motion to collapse adhesive ribs fully.
- Lift the first tile to confirm full coverage and no voids.
- Maintain joint widths of 5–10 mm externally.
- Continuously check levels, falls, and alignment.
Full contact bedding is essential outdoors to prevent water pooling beneath tiles and subsequent freeze–thaw damage.
Movement Joints
- Install movement joints at 3–4.5 metre centres externally.
- Provide perimeter joints at abutments and changes of plane.
- Ensure structural slab joints are carried through to tile surface.
- Fill with flexible external-grade sealant.
Failure to provide movement joints is a primary cause of outdoor tile failure.
Grouting
- Allow adhesive to cure (minimum 24 hours).
- Mix grout precisely to manufacturer’s water ratios.
- Avoid grouting in high temperatures (>20°C) or direct sun.
- Apply grout with rubber float in multiple passes.
- Clean surface before grout hardens using sponge or mechanical wash system.
- Movement joints must be sealed with flexible sealant, not rigid grout.
Cleaning & Sealing
- Once cured, clean with a pH-neutral cleaner.
- Apply impregnating sealer if specified.
- Avoid acidic cleaners on clay quarry tiles.
Protection During Curing
- Protect installation from frost, heavy rain, and foot traffic.
- Maintain physical barriers until grout has fully cured.
Final Checks
- Confirm falls are correct (minimum 1:60 away from structures).
- Check alignment and joint consistency.
- Confirm movement joints are correctly installed.
- Record material batch numbers for traceability.
Maintenance
Outdoor quarry tiles require minimal maintenance but benefit from:
- Regular brushing
- Occasional light power washing
- Immediate repair of cracked grout or damaged tiles
Always pre-wet surface before applying cleaning agents to prevent absorption into clay.
